Second Act Communities (SAC) is a national nonprofit community development and revitalization company that serves people and neighborhoods in need of safe and secure housing, support services, and holistic community revitalization. Our corporate headquarters is in Virginia Beach, Virginia. We are seeking an experienced Project Manager for new construction and rehabilitation projects. This is a long term, benefit eligible, temporary position (approximately 16 months). There is a likelihood of continuing on with other projects in the pipeline. The candidate will oversee the project from inception to completion and be responsible for ensuring that all projects are delivered on-time and within scope and budget. The candidate must possess the knowledge, experience and confidence to engage and professionally interact with the engineers, architects, consultants and contractors. Candidate must be professional and a personable leader committed to the overall objective of the company. This position reports to the President of Second Act Communities.
Primary Duties and Responsibilities (Essential job functions):
Responsible for organizing, scheduling and overseeing the construction of the project;
Ensure that General Contractor is meeting the goals/deadlines of the construction contract;
Visit site and file site reports to note progress on the construction;
Facilitate weekly meetings with general contractor to discuss project progress and resolve issues;
For projects with federal funds, act as Section 3 coordinator and ensure all federal compliance reporting is completed by General Contractor;
Work with Controller to submit needed documentation to investors for project funding draws;
Must have practical experience to oversee the administrative needs of the project, including managing the budget and funding;
Ability to develop a detailed project plan to track progress;
Review the project plans and specifications and comment on the building design, possible cost savings measures and potential construction problems;
Inform the Development team of any errors, discrepancies or omissions, report and escalate as needed;
Use appropriate verification techniques to manage changes in project scope, schedule and costs;
Create and maintain comprehensive project documentation.
Certified Construction Manager preferred;
At least 5 Years of experience as the Lead Project Manager on new construction multi-family building projects (100+ units preferred);
Strong experience in planning, coordinating and managing all aspects of the construction process;
Must have understanding of construction terms, scheduling and planning concepts and be able to read blue prints;
Experience with ProCore or other similar construction project management software is strongly preferred;
Strong proficiency in Microsoft Word and Excel;
Excellent organizational, presentation, and interpersonal skills.
Requires exerting in excess of 100 pounds of force occasionally, in excess of 50 pounds of force frequently and in excess of 20 pounds of force daily to move objects.
Requires ability to perceive color, odor, texture and sound. Driving and travel are required. Working Environments Work is performed both in the office and in the field with exposure to varying weather conditions, traffic, and hazardous conditions at work sites.
May include exposure to moving mechanical parts, electrical currents, vibration, fumes, odors, dusts, poor ventilation, chemicals, extreme weather conditions, inadequate lighting, work space that restricts movements, intense noise, dust.
